Terms and Conditions

1. The letting agreement shall be between the occupier and the owner for which the booking is made and shall be deemed to be subject to these conditions of letting.

2. On the issue of a confirmation of booking, the occupier is responsible for the total advertised price as shown.

3. Upon receipt of the booking form and £100 (£50 deposit plus £50 returnable bond), we will send a confirmation of booking, detailing the balance which will be due six weeks before arrival.  For bookings made six weeks or less before arrival, the full amount will be payable on booking. Once the full amount has been paid we are unable to refund any monies and strongly recommend that cancellation insurance is taken out.

4. Good care should be taken of the property and its contents and it should be left clean and tidy as the occupier will find it. The occupier is responsible for any damage, breakages or spillage which may occur. A £50 security deposit is also payable at the time of booking and will be returned if no damage occurs.

5. No liability is accepted for any loss, damage, sickness or injury, howsoever caused which may be sustained during the letting by the occupier or any member of the occupier’s party or invited person or any car and its contents or any possessions of the occupier of any of the party. Again we would strongly advise taking out your own holiday insurance.

6. Smoking is not permitted in the barn.

7. No pets allowed.

8. Off-road parking is available and use of garden area.

9. Sleeping accommodation is for no more than 2/3 persons.

10. Completion of the booking form implies acceptance of all the above conditions.

ACCESSIBILITY STATEMENT

The property is a converted Barn which provides a living area with kitchen, utility room and toilet on the ground floor and one bedroom with bathroom and toilet on the first floor.  Access to the first floor is by a staircase leading from a reception area where the door to the property opens from the outside.

Regrettably this layout, coupled with the narrow width of the access door (2'5") means that the property is probably not suitable for wheelchair users.

We are on a bus route to Douglas and Peel which is only a five minute flat walk to the property.

There is plenty of parking within the curtilage of the property on flat ground.

There are no steps into the property and no ramp.

We do not accept pets, however if you wish to bring your assistance dog, please contact us to discuss your requirements.
